Conveyancing Solicitors in Berkshire
Berkshire has no county council. It was abolished in 1998 and replaced by six unitary authorities, which means the local authority search on your property is handled start to finish by one body rather than split between a district and a county.
That matters practically, and it is why the answer to "who is doing my search" depends on which of the six you are in.
Which authority handles your search
| Authority | Towns and areas it covers |
|---|---|
| Reading Borough Council | Reading, Caversham, Tilehurst, Whitley |
| Slough Borough Council | Slough, Langley, Cippenham |
| Royal Borough of Windsor and Maidenhead | Maidenhead, Windsor, Ascot, Eton, Cookham |
| Bracknell Forest Council | Bracknell, Sandhurst, Crowthorne, Binfield |
| Wokingham Borough Council | Wokingham, Twyford, Shinfield, Arborfield |
| West Berkshire Council | Newbury, Thatcham, Hungerford, Pangbourne, Lambourn |
Two uses for this table. If you are buying in one of those towns, the authority named is who your search goes to. And if you are comparing quotes, a firm that cannot tell you which authority covers the property has not looked at it yet.
Three towns commonly grouped with Berkshire that are not in it
Marlow and Beaconsfield are Buckinghamshire, handled by Buckinghamshire Council.
Henley-on-Thames is Oxfordshire. Because Oxfordshire is two-tier, the search there involves a district council and a county council rather than a single authority, which is a different process from anywhere in Berkshire.
We act on property in all three. The search process is simply different, which is why they are not on the table above.
The verdict on choosing a solicitor in Berkshire
For a registered freehold house with a clean title and a mainstream lender, the legal work is largely procedural wherever in the county it sits, and price is a reasonable basis to choose on.
It stops being procedural when the property is leasehold or estate-managed, when the title is unregistered, when drainage or water is private rather than mains, or when a search result raises a question your lender wants answered. At that point what you are buying is judgement rather than proximity.
We work from 47 High Street, Maidenhead, and act across the county and beyond. There is one office and it is in Maidenhead. Where being able to sit across a desk from your solicitor matters more to you than anything else, a firm in your own town is the better answer.
