Here's exactly what happens when you buy your first home, from start to finish.
Get Your Finances Ready
Save your deposit, get a mortgage agreement in principle (AIP), and understand your budget including stamp duty, solicitor fees, and surveys.
Find Your Property
Search online portals and estate agents. View properties, check local amenities, schools, and transport links. Make an offer.
Instruct a Solicitor
Once your offer is accepted, instruct a conveyancing solicitor. We handle all the legal work from this point onwards.
Searches & Surveys
We conduct property searches (local authority, environmental, water & drainage). You arrange a property survey for peace of mind.
Review Contracts
We review the draft contract, raise enquiries with the seller's solicitor, and report on the title to ensure everything is in order.
Mortgage Offer
Your lender issues the formal mortgage offer. We check the conditions and ensure everything aligns with your purchase.
Exchange Contracts
Both parties sign and exchange contracts. The purchase becomes legally binding. You pay your deposit (usually 10%).
Completion & Keys!
On completion day, we transfer the funds, the property is legally yours, and you collect the keys from the estate agent.

Conveyancing is the legal process that transfers ownership of a property from the seller to you. It covers everything from checking the property's legal title, conducting searches to uncover potential issues, reviewing contracts, liaising with your mortgage lender, and ultimately making sure the property is legally yours on completion day.

Get a Mortgage AIP First
An Agreement in Principle shows sellers you're serious and can afford the property. Most estate agents expect this before accepting offers.
Don't Skip the Survey
Your lender's valuation only protects them. A proper survey could save you thousands by uncovering hidden issues before you commit.
Budget Beyond the Deposit
Remember solicitor fees, searches, surveys, moving costs, and furniture. Budget an extra £3,000-£5,000 minimum on top of your deposit.
Nothing is Final Until Exchange
Either party can pull out before exchange of contracts without penalty. Don't book removals or give notice until contracts are exchanged.
