    Conveyancing Solicitors in Maidenhead

You have two realistic options for the legal work on a Maidenhead property. One is a firm with an office in the town. The other is an online conveyancing service handling volume from somewhere else. For a straightforward freehold house with a clean title, the second is often adequate and sometimes cheaper. This page sets out where that stops being true.

Where we are and who you will deal with

We work from 47 High Street, Maidenhead. You can come in, and clients do when something needs signing or explaining.

Your file is handled by a named solicitor who stays on it from instruction to registration. That is the practical difference from a case-handler model, where the person answering the phone may be reading your file for the first time.

We are accredited under the Law Society's Conveyancing Quality Scheme and regulated by the SRA under number 621898.

Three things that shape the legal work here

One authority handles your whole search. The local authority for Maidenhead is Royal Borough of Windsor and Maidenhead. Berkshire has had no county council since 1998, so unlike a two-tier area there is no split between district and county records to chase separately.

Whether the property is leasehold changes everything before it changes the price. A leasehold purchase needs a management pack from the landlord or managing agent. That pack is outside our control and outside the seller's, and no buyer's solicitor can advise on exchange without it.

We order searches at the start, not when the contract pack arrives. The council's turnaround is the longest item in the process that nobody in the transaction controls, so it runs in parallel with everything else rather than after it.

A firm in the town, or an online conveyancer

Firm with a Maidenhead office Online conveyancing service
Who you speak to A named solicitor throughout Usually a case handler team
Signing and ID In person at 47 High Street if you prefer Post or app-based
Reaching someone the day a problem arises Direct line to your solicitor Depends on queue
Fee basis Fixed fee, published Often fixed, sometimes with add-ons
Opening hours Office hours Often longer
Cost on a simple freehold Typically higher Typically lower

Online services win on price and on opening hours. That is a real advantage and not worth pretending otherwise.

    The verdict

If you are buying a registered freehold house, no leasehold element, mainstream lender, no chain complication, the legal work is largely procedural and an online service will usually do it competently for less.

The calculation changes when any of these applies:

    • The property is leasehold, or freehold with an estate management company
    • The title is unregistered, or the register shows a right, covenant or restriction that needs interpreting rather than noting
    • A search result raises a question your lender or insurer wants answered
    • You are selling and buying at once and both ends must move together
    • Something goes wrong and you need a decision from someone who already has the context

In those situations the value is not local knowledge as such. It is reaching a solicitor who already knows the file rather than explaining it again to whoever picks up.

What happens once you instruct us

We open the file, run your identity and source of funds checks, and order the searches. The stage that most often surprises people is enquiries, because it is where the searches and the seller's answers have to be reconciled and every question waits on someone else.
