Three local authorities, one postal town
This catches people out constantly. An address with a Reading postcode does not necessarily fall within Reading Borough Council.
Large parts of Earley, Lower Earley, Woodley, Shinfield and Winnersh sit within Wokingham Borough Council. Areas to the west including parts of Calcot, Theale and Purley on Thames fall within West Berkshire Council.
This matters practically: it determines which authority receives the local search, and each has its own turnaround time and fee. Identifying the correct authority on day one avoids a wasted week — we check this before ordering.
A high proportion of leasehold
Central Reading, particularly RG1, has seen sustained apartment development alongside conversions of older commercial buildings. Leasehold work is materially more involved than freehold: reviewing the lease, checking ground rent and its review mechanism, examining service charge accounts and any planned major works, and obtaining the landlord's information pack.
The managing agent's pack is routinely the slowest element of a Reading flat purchase. We request it at the earliest possible moment rather than waiting for the seller's solicitor to prompt.
Where a block exceeds 11 metres, building safety and cladding obligations may affect both value and mortgage availability.
Victorian and Edwardian terraces
The streets around Katesgrove, Newtown, Coley and central Reading are dominated by period terraces. Recurring issues include loft conversions and rear extensions carried out over decades without documented building regulations approval, shared drainage and party wall considerations, imprecise boundaries on original plans, and damp treatment guarantees that may not be transferable.
Missing building regulations paperwork is the single most common problem we resolve on Reading terraces. It is almost always solvable — frequently with indemnity insurance — but it needs identifying early rather than three weeks before a planned exchange.
The Thames and the Kennet
Parts of Caversham, Lower Caversham and areas near both rivers fall within Environment Agency flood zones. Where a property is affected we examine the environmental search closely and advise on insurance availability, lending implications and future saleability.
This is not a reason to avoid the area. It is a reason to know before exchange rather than after.

Which council handles my local search? It depends on the exact address, not the postcode. Reading Borough Council covers the town itself, but Earley, Woodley, Shinfield and Winnersh are largely Wokingham Borough, and parts of the west fall under West Berkshire. We confirm this before ordering.
