    If you are buying new build here, expect the following, and expect them to matter:

    Compressed exchange deadlines. Typically 28 days from reservation. Everything — searches, enquiries, mortgage offer, contract review — must happen inside that window. Instructing quickly is not optional.

    Estate rentcharges and management companies. Increasingly standard on new estates, including on freehold houses. You may face an annual charge towards maintaining communal landscaping, play areas and private roads. We check whether the charge is capped or index-linked, what the escalation provisions are, and what happens on non-payment — some rentcharge remedies are disproportionate and worth understanding before you commit.

    Unadopted roads and sewers. On newer estates these are frequently not yet adopted. We check whether a bond or adoption agreement is in place and who is responsible for maintenance in the meantime.

    Off-plan risk. Long-stop dates, specification variation clauses, and mortgage offer expiry all need reviewing properly.

    Warranty cover. NHBC Buildmark or equivalent, and confirmation it is acceptable to your lender.

    Shared ownership features prominently in the local housing mix. It adds a layer of complexity: the housing association's own procedures and timetable, staircasing provisions, restrictions on sale, and lender requirements that are narrower than for standard purchases.

    The Reading boundary confusion

    Large parts of Earley, Lower Earley, Winnersh, Shinfield and Woodley carry Reading postcodes but fall within Wokingham Borough Council.

    This determines where the local authority search is submitted, and getting it wrong wastes a week. We confirm the correct authority before ordering rather than assuming from the postcode.

    An older village core alongside the new

    Wokingham town centre and villages such as Twyford, Ruscombe and Barkham contain period property, conservation areas and listed buildings — a different set of considerations entirely from the new build estates a few miles away.
