What happens next
1. You submit the form. Takes about two minutes.
2. We review it. A person, not an algorithm. If something looks unusual we will call you rather than guess.
3. Your quote arrives — usually the same working day, next working day at the latest.
4. You read it. No follow-up calls, no pressure. If you want to think about it or compare, that is entirely reasonable.
5. If you go ahead, we send your client care letter and start immediately.
We will chase you once, politely, and then leave you alone.
How to compare conveyancing quotes properly
Most quotes are not comparable as presented. If you are getting several, these are the questions that reveal the real difference.
Does this include all disbursements? The commonest reason one quote looks dramatically cheaper. Searches alone are typically £250–£400.
Is there a leasehold supplement? Many firms quote a freehold price and add leasehold later.
Is there a new build supplement? Same issue.
What is charged for a mortgage? Some firms add a separate fee for acting for the lender.
What about the bank transfer fee? Usually £30–£50 per transfer, and there can be several.
Is there a Help to Buy or shared ownership fee?
What happens if it falls through? Ask what you pay if the transaction aborts at various stages.
Who will actually do the work? A qualified solicitor, a licensed conveyancer, or an unqualified case handler? Will you have a named contact and a direct number?
How do I contact them? A named person, or a general inbox and a ticket number?
Ask every firm these nine questions. The gap between quotes usually narrows sharply — and sometimes reverses.
Frequently asked questions
Is the quote binding? Our legal fee is fixed and will not change unless the transaction requires work outside the original scope, in which case we agree it with you first. Disbursements are estimated where a third party has not yet confirmed their charge — leasehold landlord fees in particular — and we update you as soon as we have actual figures.
How quickly will I get it? Usually the same working day. Always within one working day.
Do I have to commit to anything? No. The quote is free and carries no obligation. We will not chase you repeatedly.
Can you quote before I have found a property? Yes, and it is a good idea. Give us your budget and the type of property, and we will quote on that basis. It also lets us complete ID checks in advance, which saves time later.
I have a quote from another firm. Can you match it? Send it over. We will tell you honestly whether it is genuinely comparable once all disbursements and supplements are counted. Sometimes it is, and we will say so.
Do you act for buyers and sellers in the same transaction? No. Acting for both parties in a property transaction is not permitted other than in narrow circumstances, and it is not something we do.
What if my situation is complicated? Tell us in the free-text box or call. Unusual transactions are quotable — they just need a conversation first.
