    What is independent legal advice?

    Independent legal advice is a short, formal consultation with a solicitor who is independent of the transaction — not acting for the lender or the other parties. The solicitor explains the document you're signing, confirms you understand the risks and are signing freely, and provides a signed certificate that the lender or acting solicitor requires before the transaction can proceed. It exists to protect you — and to protect the lender against later claims of undue influence.

    What we provide ILA for

    Occupier consent forms. Living in a property being mortgaged or remortgaged but not on the mortgage? Lenders require your consent — and independent advice on what you're giving up. Our most common ILA instruction, done in one short video call.

    Independent legal advice for mortgages. Joint borrower sole proprietor (JBSP) mortgages, guarantor mortgages and non-standard lending where the lender insists each party is separately advised.

    Personal guarantees. Directors guaranteeing business loans, commercial leases or invoice finance. We explain exactly what you're putting on the line before you sign.

    Transfers of equity & deeds of trust. Adding or removing a name from a property title, or recording unequal shares — where one party needs separate advice. Often combined with a remortgage.

    Bridging & secured loans. Bridging lenders almost always require ILA, often at speed. We work to your completion deadline.

    How it works — 3 steps, usually within 48 hours

    • Book & send documents. Complete the short form or call us. Email the document requiring advice and your lender's certificate template (if they have one).
    • Video appointment. A 20–40 minute call with a solicitor. We verify your ID digitally, explain the document and answer your questions — with no one else in the room, as the rules require.
    • Certificate issued same day. We sign the lender's certificate (or provide our own) and return it to you and/or the acting solicitor the same day.
