The area is covered by three separate unitary authorities, and which one your property falls under is not always obvious from the address. It determines who answers your search. Where a property here is leasehold, the purchase needs a management pack from the landlord or managing agent. That pack comes from them, not from us and not from the seller. Their fee typically falls between £120 and £500 and their turnaround is theirs. On a sale, ordering it the day an offer is accepted rather than when the buyer's solicitor asks is the single most useful thing a seller can do. Where a lease has a short unexpired term, some lenders will decline on lease length alone regardless of the borrower. That is better established at instruction than later. ## Royal Borough of Windsor and Maidenhead Covers Maidenhead, Windsor, Ascot, Eton and Cookham. Our own office is in this authority, at 47 High Street, Maidenhead. Two things to raise with us early on a property here. Where the environmental search flags flood risk, your lender or insurer may want evidence about insurance availability and claims history, and that is quicker to gather before the question arrives than after. And where a title involves consent from an institutional or corporate landowner rather than an individual freeholder, the consent route tends to be more formal, so it is worth identifying at the start. ## Bracknell Forest Council Covers Bracknell, Sandhurst, Crowthorne and Binfield. A large share of the housing in this authority is postwar and later, and newer housing can carry charges and consents that do not exist on an older street. Where present, those include estate rentcharges, meaning a freehold property still contributes to the upkeep of communal areas; management company transfer and notice fees payable on a sale or transfer even though the property is freehold; planning obligations attaching to the larger developments; and on the newest estates, roads not yet adopted, so who maintains them and at whose cost is a live question. People are frequently surprised that a freehold house carries a management company at all. It is worth knowing before you offer. ## Which authority covers your address Boundaries do not always follow the road you would expect, and a property described as "Ascot" or "Windsor" in a listing may sit in a different authority from the one you assume.
